Water Meadow Place Management Ltd is a Residents’ Management Company, set up to undertake the management and upkeep of the shared areas of the estate, such as the roads, visitor parking spaces, soft landscaping, trees in common areas, pavements, footpaths and so on. It is managed by residents of the estate, and it looks after the estate on behalf of all owners and occupiers.
As a property owner on the estate, you should be a shareholder in the Management Company. It is important as it gives you a voting right in important matters that affect the estate. Your solicitor should have arranged this for you at the time of purchasing your home, but often this step is overlooked. If you do not have a share allocation, get in touch with the Management Company and they can explain the process. Note: for shared ownership scheme houses, the share is held by Clarion.
The management company directors are all volunteers, and we are always looking for more people to help manage the estate. Directors of the Management Company have responsibilities to residents, and a direct leadership position in the future of the estate. Any resident who is willing, and is permitted by law to do so, may be appointed to be a director. To become a director, simply contact one of the existing directors.
The management company is responsible for:
Maintaining the shared areas of the estate. That includes:
The estate’s roads and kerbs
Lawns, trees and soft landscaping in common areas
Pedestrian pavements
Visitors’ car parking spaces: 6 off Water Meadow Close and 2 on Tiger Moth Lane
Common land
Managing Health & Safety concerns of the estate
Maintaining public liability insurance for the shared areas
Approving certain types of alterations to houses on the estate, as defined in the restrictive covenants in each homeowner’s Transfer deeds. See the end of this document for a summary
The management company is not responsible for:
Maintaining the block of flats and their associated car parking spaces: It is owned by Clarion Housing and its upkeep is their responsibility.
Resolving disputes between individual residents: it remains the responsibility of residents.
Dealing with antisocial or criminal behaviour: it is the responsibility of the police or local council.
Maintaining the SANG: The land is owned by the Land Trust and managed by Blackwater Valley Conservation Trust.
Maintaining the fenced-off pumping station next to Tiger Moth Lane and a small piece of land surrounding it: It is owned and managed by Thames Water.
The Management Company delegates much of the day-to-day practical activities to Grange Property Management:
Contracting with a commercial landscaping company to maintain the lawns and gardens of the shared areas of the estate
Performing day to day repairs such as minor paving works
Waste management: emptying the waste bins at the entrances to the SANG
Maintaining estate insurance for public liability
Gathering service charges to fund the costs of maintaining the estate, the managing agent and the maintenance costs of the SANG
Preparation of annual budgets and accounts for the Management Company
Performing all company secretarial duties on behalf of the Management Company
